Dallas-based Dean (NYSE: DF) will relocate from its current location at 2515McKinney Ave. into 240,000 square feet of space insidre Cityplace. The move is expectex to take place in the firstt quarterof 2010. "We are pleasex to be able to relocate our officesx within Dallascity limits. Many factors worked in our favor, includingg the real estate market, space availability and other economic elements," said Gregg chairman of the board and chieff executive officer ofDean "The City of Dallasw is our home, and we are pleasef to remain here and continue our many civic and communityu partnerships.
" Dean said in a statementt it is moving because the compang has outgrown its currentg workspace, and new spacd is needed to addres s the company’s changing needs. The leasew will take occupancy at Cityplace to aboug 80 percent from about 60percent now, said Sarahg Payne, vice president at Stream Realty which handles leasing in the building. Employees will begijn moving in December and the move will be phased inthrouguh March, Payne said. "This was a huge win for the City of Dallasz to keep them inthe city, becausd they looked all over," Paynr said.
She said Dean Foode considered existing spaceand build-to-suits in the Legacy/Friscok area, as well as other buildings downtown. Brokers familiar with the searcy said Dean Foods considered Fountain Place and Bank of Americs Plaza among other downtown buildings with significant square footage available. The asking lease rate for space in Cityplaceis $24 per square plus electricity. Dean Foods will occup y floors 34 through 40 inthe 42-floor, 1.2-million-square-foort building. Dean Foods occupies about 150,000 square feet at its current location.
